Thank you for taking the time to explore the services I offer my home buyers. 

The purpose of this page is to introduce you, the Buyer, to the process of buying a home in the Pacific Northwest and what you can expect from me, your Buyer’s agent.  I work with my clients as a team and I feel it’s important that you understand all facets of the buying process.  The topics listed below are just a small part of the services I provide.  Please print this document and read it over carefully.  Bring it with you to our first meeting.  I’ll be happy to answer any questions you may have.  I look forward to working with you!


To Begin
The first part of our relationship will begin with a lot of information gathering. I’ll want to know the type of home you’re looking for, your price range, any timelines that will impact the transaction, are you relocating, are you a first-time home buyer or are you selling and buying up, your work schedule, etc. This is the time to gather information. 
The more information you can provide me, the better I can help you. 

Your New Home
Describe your new home, how many bedrooms, bathrooms, amenities, location, yard, and when you would like to start living in your new home. 

The Law of Agency
Next, it is important that you receive the pamphlet titled “The Law of Agency”. This pamphlet describes the services licensed real estate agents are required to provide, depending on the type of agency established. You will be provided with this pamphlet on our first meeting. 

Buyer’s Agency Agreement
When you sell your home, you enter into a contractual agreement with the listing agent to provide services to sell your home. When you work with a Buyer’s Agent, you also enter into a contractual agreement outlining the responsibilities of both the agent and the client. This agreement clearly states that you and I are working together and establishes a Buyer’s Agency relationship. The agreement can be terminated by either party at any time for any reason. 

Lender Pre-Approval
In order to empower you with the ability to act fast when we find a property you want, I will help you with the pre-qualification process and refer you to some of the areas top lenders. The lender you choose will provide me with a pre-approval letter, which must accompany an offer for purchase to show the sellers that you are a qualified buyer. 


My Buyer Services

As Your Buyer’s Agent, I will:

1. Assist you in selecting a lender that meets your needs.

2. Research homes through the Multiple Listing Service based on your criteria and provide you with up to date information on their availability. 

3. Schedule home tours based on homes you select and provide you with current information on the community. I will provide you with any information I have on material facts that may affect the property’s future marketability.

4. Research the value of the property before you make an offer to determine if the asking price is reasonable.

5. Assist you in writing the offer and negotiate on your behalf to help maximize your return on investment.

6. Refer you to qualified home inspectors and accompany you during the home inspection process, assist you in writing your home inspection response and negotiate for repairs, if needed.

7. Communicate with you on a regular basis and keep you informed of the status of your purchase.

8. Coordinate documentation and job tasks with escrow, title insurance, appraisers, lenders, as needed until your home sale closes.

9. Keep in touch with you even after your home sale closes should you ever need my services again.

My Commission
The best news is all this is provided at no added cost to you. When homeowners place their home on the market with the Multiple Listing Service, they have pre-arranged with their Listing Agent what they will pay a Buyer’s Agent. So for any home you purchase 
that is listed through the MLS, there is no fee to you for my service. If you purchase a home that is “For Sale By Owner,” typically I can negotiate and get the Seller to pay my commission. If the Seller refuses, then my commission can be added to your loan and 
financed.
